Why NJ Building Owners and Facility Managers Call Us

The calls that come in from New Jersey break down into two categories. Emergency calls where heat is already off and every hour matters. And planned calls where a facility needs bridge heating while scheduled work is done on the permanent system.

New Jersey has a diverse building stock. The urban density of Newark, Jersey City, and Hoboken means large multi-family residential buildings with the same heat-law exposure that NYC landlords face. Out toward Edison, Brunswick, and the industrial corridor near the Meadowlands, it is manufacturing plants, processing facilities, and large commercial campuses where a boiler failure shuts down production.

New Jersey landlords are required to provide heat from October 1 through May 31. When outside temperatures drop below 55 degrees F, indoor temperatures must reach at least 68 degrees F at any time of day or night. A broken boiler during that window creates immediate legal and financial exposure. Tenants can withhold rent. Local housing authorities can issue repair orders. Fines accumulate for each day the violation continues.

Mobile Steam has been deployed across the state since 1969, operating out of Mt. Vernon, NY. The drive times to northern NJ are short. The fleet is ready 24 hours a day.

What Goes Wrong and Why NJ Facilities Call for a Rental

The reasons a building or facility ends up needing a rental boiler are usually one of the following:

  • Boiler failure from dry fire, tube leaks, or section cracks that cannot be repaired quickly
  • Burner or controls failure where parts are on a long lead time
  • Flood or water damage to the mechanical room, which happens more often than people expect
  • A boiler that failed its annual inspection and has been condemned pending repair or replacement
  • A planned repair or replacement where the new unit has a 6 to 16 week delivery window
  • Fuel system conversion from oil to gas requiring a temporary heating source during the changeover
  • New construction or major renovation where the permanent system is not ready before cold weather

For industrial facilities along the NJ industrial corridor, there is an additional factor. Process steam interruptions do not just cause discomfort. They halt production lines. Every hour offline has a measurable cost. For those clients, lead time and setup speed are the primary concern.

NJ Heating Requirements for Landlords

New Jersey law requires landlords to provide heat whenever outside temperatures fall below 55 degrees F between October 1 and May 31. Unlike NYC, NJ does not separate daytime and nighttime temperature requirements. The 68 degree F minimum applies day or night once that outdoor threshold is crossed.

Hot water must be maintained at a minimum of 120 degrees F year-round.

Failure to comply gives tenants the right to withhold rent until the issue is resolved. Local housing authorities can also issue repair orders requiring the landlord to restore heat. Fines for non-compliance can be substantial and increase with repeated violations.

A rental boiler from Mobile Steam is one of the fastest ways to restore compliance. Units come piped, wired, and fused from the yard. A technician handles startup and walks the building operator through daily operations. Permits are managed as needed.

Hospitals and Medical Centers

Healthcare facilities in NJ depend on an uninterrupted steam and hot water supply for sterilization, patient comfort, and regulatory compliance. Mobile Steam has supplied temporary high-pressure steam to hospital networks throughout the region. Setup for healthcare clients is coordinated closely with facility management given the zero-tolerance requirements.

Universities and Schools

University campuses and school districts across NJ have used Mobile Steam for both emergency heat and planned shutdowns. A school building without heat mid-term is a closure. Getting heat restored quickly is the only acceptable outcome.

Industrial and Manufacturing

The industrial corridor stretching through Newark, the Meadowlands, and down through Edison and Brunswick has a high concentration of manufacturing and processing facilities that depend on process steam. The Mobile Steam fleet goes up to 800HP and handles high-pressure requirements on natural gas or No. 2 fuel oil.

What Happens When You Call

The first call covers the basics: what type of heating system you have, the capacity you need, your fuel type, available power supply, and site access. Mobile Steam will ask about the boiler room condition and whether any other components are out of service alongside the boiler itself.

From there, the equipment is dispatched from Mt. Vernon. All units are prepped and ready. A technician oversees startup and trains the designated building representative on daily operation. Permitting is handled directly by Mobile Steam for NJ-specific requirements.

Emergency setup can happen in as little as 12 hours depending on installation complexity. For planned jobs, booking ahead is recommended. October through April is the high-demand window. Having the rental lined up before the shutdown date avoids the risk of a rushed install.
